Complete renovation of a typical Majorcan house in the Calvary Mountain of Pollença

Renovation and complete design of a typical Mallorcan house situated on the Calvario mountain in Pollença has spectacular panoramic views of Pollença and the Puig de Maria Monastery.

The purpose of the integral reform was to introduce the necessary improvements to make it more comfortable and adapted to the current characteristics. A contemporary refuge with clean lines, whitewashed walls and sophisticated furniture. Its minimalist decoration oozes a chic Mallorcan style, while the old Mallorcan pieces allude to their ancient Spanish roots. The colourful works of modern art add a vibrant touch.

The most important change was made to the façade. As the typical houses of the island have few and small openings in the walls, generous glass doors were placed overlooking the garden, further reinforcing the feeling of luminosity and connecting the living area to the outside.

The dwelling is organised into two rectangular volumes of two storeys -both with a sloping single-slope roof- that are articulated by means of a central nucleus, also with two storeys and a flat roof, which houses the vertical connection staircase and the main entrance.

For the interior, a new layout was designed with a kitchen with floor-to-ceiling units on one of the fronts, leaving the other one free of tall furniture, open to the dining room and a large living room with access to the porch; in addition, the original coverings were replaced with Malloquian stone and the walls were painted white.

The five cosy rooms are distributed over the two floors and include a master suite, two doubles and another two double rooms. Each luxurious room is an oasis of calm, with large windows and captivating views of the city. The master bedroom, conceived as a suite, has direct access to a terrace located on the main façade. With large sliding windows, where the outside view is part of the exclusive charm of this space.

The landscaping project was also specially cared for, to make the most of the charming garden and highlighting the swimming pool that manages to integrate completely into the courtyard, enhancing the views that surround it.

The large terrace connects to the garden with flights of stairs and large flower boxes covered with masonry. These walls, together with the covering of the facades, give the building a sobriety and allow a perfect integration of the construction in the landscape.

Rehabilitation project of Four apartments in Plaza Serralta, Mallorca

Rehabilitation project of Four apartments in Plaza Serralta, Mallorca

Located in the central neighborhood of Camp d´en Serralta, bordering the neighborhoods of Santa Catalina, Es Fortí, Son Dameto and Son Cotoner. A short distance from Paseo Mallorca and Casco Antiguo and surrounded by all services.

Given the great demand of the area, it is proposed the rehabilitation of three apartments and a local converted into housing for rent at affordable prices, with a modern concept, attractive and functional.

The first challenge was one of the ground floors. For the improvement, the old kitchen was demolished and replaced by a single line kitchen with sink, kitchen with oven and fridge with white lacquered furniture and polished black granite for the worktop, with an open concept to the living room. Ceramic tiles chosen by the property were used for the interior tiling of the kitchen.

The room had no windows and the only natural light came from a small window to the living room. It was therefore essential to make this area a luminous and appetizing space. Therefore, the partition separating the room from the living room collapsed and a glass sliding door was installed with an opaque roller blind to isolate the light when resting.

In the bathroom, the old washbasin was replaced by a bathroom unit measuring 80 cm x 46 cm, with a melamine structure and 3 “nature” coloured drawers. Including plain mirror and white ceramic washbasin. The toilets were replaced by top quality appliances. Luminaire substitution.

To give light to the darker areas of the apartments, all the walls were painted in matt white covering stains and imperfections for use.

In the ceiling, a continuous suspended false ceiling was installed with rock wool insulation on plasterboard plates in the entrance area for water drain insulation.

In the pavement the old tiles were replaced by ceramic tiles with skirting board chosen by the property.

The water, electricity and sanitation installations are new.
The old air conditioning machines were removed from the house and replaced by an Inverter air conditioning system with heat pump.

One of the most important reforms is the transformation of a diaphanous premises with interior courtyard and storage area in the interior, at street level in the Plaza Serralta to convert it into a 3-bedroom house.

The result was a spacious house with kitchen, living room, 2 double bedrooms, bathroom and a master suite with bathroom and dressing room.

In the area of the old local is located the kitchen by which access to the property. Distributed in a single line, with fridge, kitchen with oven and sink. The furniture was designed with as many drawers as possible to increase storage capacity with white lacquered fronts and polished granite worktop. In this area there is also a two-piece toilet.

Through the interior patio, which gives light to the rest of the house through the large windows up to the ceiling, in the old store of the local, are located a large living room, a distributor by which you access the rest area with two double bedrooms, a bathroom with bathroom appliances of high quality and a Master Suite with bathroom and dressing room.

The interior bathroom and kitchen wall tiles are made of ceramic tiles chosen by the property.

The old tiled floor was replaced by a laminated wood floor.

All facilities, both water, electricity and sanitation, are new. An inverter with heat pump was chosen as the air-conditioning system.

Majorca, the luxury real estate objective

Majorca, the luxury real estate objective

For the more than 13 million tourists who visit Mallorca every year, this is the island paradise par excellence: 3640 square kilometres with more than 200 dream bays, white sandy beaches, romantic villages and charming paths along the Tramuntana mountain range, declared a World Heritage Site by UNESCO.

In recent years, Mallorca has not only become a dream holiday destination, but an attractive place of residence capable of competing with major international destinations and the local real estate market tries to benefit from it. In addition to the traditional and powerful German and British markets, more and more French and Scandinavians are falling in love with Mallorca and looking for a home on the island. Lately they are increasingly interested in the luxury sector, with purchase prices starting at two million euros. The most popular places to buy luxury homes are Son Vida, an elegant neighbourhood on the outskirts of Palma, and the south-east of the island, especially the area of Puerto de Andratx. With the right advice, it is possible to make stable and secure investments with a purchase price of two million euros or more.

The island’s property market is precisely one of the most stable and consolidated in the entire Mediterranean. This guarantees a high level of legal certainty, which is an important criterion for international buyers, as is professional advice and processing. For all these reasons, Mallorca has been seeing its infrastructures grow for years: from bank employees specialising in mortgages and multilingual real estate agents, to lawyers specialising in real estate law. On the island there are numerous specialised law firms that deal with regulatory issues related to the purchase of real estate. These agencies are in charge of carrying out the procedures fluently and in any language.

Sometimes complex issues are dealt with, so it is advisable to have professional advice. In Mallorca, certain new constructions are subject to strict conditions, which entails important bureaucratic procedures. On the other hand, legislation has allowed the attractive landscapes of the island to be preserved and existing properties to continue to increase in value.

In view of recent political changes, what makes this island increasingly attractive and appreciated by the international public is the general security and peaceful coexistence of different nationalities. Highly educated international schools, international doctors and excellent medical services contribute to a high standard of living. Of course, Mallorca plays an important role in the famous Mediterranean lifestyle. It has a gastronomic offer for all kinds of palates: from the traditional and substantial traditional cuisine of the island consisting of arròs brut, frit mallorquí i tumbet, to first class international cuisine. Having a drink in the most exclusive beach clubs, such as the Nikki Beach in Calvià or the Nassau Beach and Anima Beach in Palma, is pure pleasure. Three large and luxurious shopping centres invite you to shop before or after your visit to the beach. One of them is located in the vicinity of the airport and calls shopping addicts to an unparalleled experience.

The island’s high standard of living is known around the world. This has made Mallorca more international in recent years and the capital, Palma, with one of the largest marinas in Europe, has become a cosmopolitan metropolis capable of measuring itself without problems with other major European cities. No matter what you are looking for: the hustle and bustle of the capital, the spectacular sea views from anywhere or the tranquillity of the countryside and mountains. Mallorca is the ideal place to live.
