PROJECT’S DESCRIPTION

Located in the central neighborhood of Camp d´en Serralta, bordering the neighborhoods of Santa Catalina, Es Fortí, Son Dameto and Son Cotoner. A short distance from Paseo Mallorca and Casco Antiguo and surrounded by all services.

Given the great demand of the area, it is proposed the rehabilitation of three apartments and a local converted into housing for rent at affordable prices, with a modern concept, attractive and functional.

The first challenge was one of the ground floors. For the improvement, the old kitchen was demolished and replaced by a single line kitchen with sink, kitchen with oven and fridge with white lacquered furniture and polished black granite for the worktop, with an open concept to the living room. Ceramic tiles chosen by the property were used for the interior tiling of the kitchen.

The room had no windows and the only natural light came from a small window to the living room. It was therefore essential to make this area a luminous and appetizing space. Therefore, the partition separating the room from the living room collapsed and a glass sliding door was installed with an opaque roller blind to isolate the light when resting.

In the bathroom, the old washbasin was replaced by a bathroom unit measuring 80 cm x 46 cm, with a melamine structure and 3 “nature” coloured drawers. Including plain mirror and white ceramic washbasin. The toilets were replaced by top quality appliances. Luminaire substitution.

To give light to the darker areas of the apartments, all the walls were painted in matt white covering stains and imperfections for use.

In the ceiling, a continuous suspended false ceiling was installed with rock wool insulation on plasterboard plates in the entrance area for water drain insulation.

In the pavement the old tiles were replaced by ceramic tiles with skirting board chosen by the property.

The water, electricity and sanitation installations are new.
The old air conditioning machines were removed from the house and replaced by an Inverter air conditioning system with heat pump.

TRANSFORMATION OF PREMISES INTO HOUSING

One of the most important reforms is the transformation of a diaphanous premises with interior courtyard and storage area in the interior, at street level in the Plaza Serralta to convert it into a 3-bedroom house.

The result was a spacious house with kitchen, living room, 2 double bedrooms, bathroom and a master suite with bathroom and dressing room.

In the area of the old local is located the kitchen by which access to the property. Distributed in a single line, with fridge, kitchen with oven and sink. The furniture was designed with as many drawers as possible to increase storage capacity with white lacquered fronts and polished granite worktop. In this area there is also a two-piece toilet.

Through the interior patio, which gives light to the rest of the house through the large windows up to the ceiling, in the old store of the local, are located a large living room, a distributor by which you access the rest area with two double bedrooms, a bathroom with bathroom appliances of high quality and a Master Suite with bathroom and dressing room.

The interior bathroom and kitchen wall tiles are made of ceramic tiles chosen by the property.

The old tiled floor was replaced by a laminated wood floor.

All facilities, both water, electricity and sanitation, are new. An inverter with heat pump was chosen as the air-conditioning system.
